Conveyancing is the legal process of transferring ownership of a property from one person to another.

It includes checking contracts, carrying out searches, answering enquiries, handling funds, and arranging completion. I manage every stage for you and keep you clearly informed throughout.

The Key Stages Of The Process

I take your details, confirm the property information, and provide a clear fee estimate. I also check identity documents and explain what happens next.

If you are buying, I receive the contract pack from the seller’s lawyer.
If you are selling, I prepare the draft contract and all supporting documents.

I order the required searches, review any issues, and raise enquiries with the other lawyer. You will receive clear updates and explanations in simple language.

If you are using a mortgage, I liaise with your lender, confirm the conditions, and make sure everything is ready for signing.

Once everything is agreed, I guide you through signing the contract and any supporting documents needed for completion.

At this stage the transaction becomes legally binding. A completion date is agreed and confirmed.

Funds are transferred, keys are released, and the property officially becomes yours or the buyer’s.

I register the property with the Land Registry and deal with any final documents required to finish the process.

Typical Timescales

Most transactions complete within eight to twelve weeks. Timescales vary depending on searches, enquiries, mortgage arrangements, and how quickly all parties respond. I keep you updated throughout.
