This page explains how I work, how I keep you informed, and what you can expect from me from our first conversation through to completion.
I offer a personal one to one service. When you instruct me you deal with me directly rather than a call centre.
I explain everything in plain English, keep a close eye on important dates, and work closely with your estate agent, mortgage adviser, and the other lawyer so your move stays on track.
You will always know who is handling your file and how to reach me whenever you have a question or a concern.
Before you decide to go ahead I provide a written estimate that explains my fees, any searches, and any Land Registry costs.
You will always know when payments are needed and if anything changes I update you straight away.
At the beginning I take full instructions, discuss timeframes, and listen to any worries you may have.
I explain the steps for your type of transaction so you are comfortable with what will happen next.
You receive updates at the key points in the process such as when searches are ordered and received, when enquiries are raised and answered, and when we are ready for exchange.
I avoid legal jargon and explain every update in simple terms.
If you contact me I acknowledge messages promptly and provide a full response as quickly as I reasonably can.
If I am waiting for information from another party I will let you know and keep you updated.
I review contracts, title documents, searches, and enquiry replies with care.
Anything that may affect your decision such as covenants or rights of way is explained clearly before you sign.
When everyone is ready I agree dates with all parties, confirm the movement of funds, and ensure that every document is prepared correctly.
On completion day I handle the transfer of money, notify the other lawyer, and confirm to you and your agent once keys can be released.
You receive a detailed completion statement that sets out the purchase or sale price, my fees, and any deposits or final balances.
I explain how to send funds safely and answer any questions.
After completion I register the property at the Land Registry and take care of any remaining paperwork.
If questions arise later you are welcome to contact me. I am here to support you even after your transaction has finished.
Every transaction is different but you can expect updates at every important stage.
There may be quieter periods while we wait for searches, enquiries, or mortgage offers but during those times I continue progressing your file in the background.
